Step 1: Check from the ground first

- Shingles that look smooth or bald — that means the protective granules have worn off
- Sagging areas on the roofline — a serious sign that needs immediate attention
- Debris buildup in the valleys where two roof planes meet
Grab binoculars if you need to. You'd be surprised what you can spot from the driveway.
Step 2: Check inside your attic
This is the step most homeowners skip — and it's one of the most telling. On a bright day, go up to your attic with a flashlight and look for:
- Pinholes of daylight coming through the roof boards (a clear sign of gaps)
- Water stains on the rafters or underside of the roof deck
- Damp or musty insulation — a sign of slow, ongoing leaks
- Dark patches on the wood — even if they're dry, they mark where water has been
If your attic smells musty after a rain, that's not normal. It means moisture is getting in somewhere.
Step 3: Check your gutters and downspouts

- Look for shingle granules in the gutter — they look like coarse, dark sand. A lot of granules means your shingles are wearing out.
- Check for sagging gutters — they pull away from the fascia and let water run behind them, which rots the roof edge.
